10 Star Home Inspector!
"We were very please with Superior Home Inspection services. Ray was prompt, knowledgeable, and very professional. We hired him to inspect a new construction foreclosed home in Atlanta Georgia that was sitting vacant for 2 years. He was able to find multiple defective issues including a major roof leak. He also pointed out many maintenance suggestions and tips. We received our inspection report that same day. We would recommend anyone buying or selling a home to use Superior Home Inspections!"

Common Issues We Find in Atlanta Homes
Every property in the metro Atlanta area is different, but there are certain concerns that appear frequently during home inspections that is unique to this area. Understanding these concerns can help buyers, sellers, and homeowners make more informed decisions.
Homes in the Metro Atlanta area tend to have specific issues largely driven by environmental factors such as expansive red clay soil, high summer humidity, and frequent severe weather. Other factors are well-known manufacturers and certain materials that were faulty, defective, more prone to damage, or have higher failure rates.
Some examples of commonly found issues, defects, or concerns during a home inspection in Atlanta::
- Expansive red-clay soils can cause settlement/cracking/movement at foundations/windows/doors/cladding
- Wood destroy insect and organism damage due to elevated humidity and moisture
- Moisture Issues in foundation crawlspaces
- Polybutylene Water Supply Pipes are still present many homes built between the late 1970s and mid-1990’s which have high failure rates causing leaks and water damage. This was also a known manufacture issue that resulted in lawsuits and settlement claims
- Cast Iron Sewer Piping. Older Cast Iron material has a life expectancy of 40-60 years. Many homes that were built pre-1970’s still have cast iron sewer piping material present
- Wood-Composite Siding. Homes built from the mid-1980s to the late 1990s often have Louisiana-Pacific (LP) wood-composite siding installed. LP siding has a history of lawsuits and settlements due to known manufacture defects. LP siding has higher failure rates and known issues with moisture damage, de-lamination and deterioration
- Historic Homes: In Atlanta's older neighborhoods (like Grant Park or Virginia-Highland), we frequently observe electrical panels (e.g., Zinsco or Federal Pacific panels) that are outdated or associated with higher failure rates. Also, we observe electrical services or components with safety issues such as ungrounded two-prong outlets, and amateur installed wiring that can be dangerous
Knowing these issues can be important factors in your decision-making process—and offer peace of mind.
